Old Naples' Highest-Priced Residential Home Sale of 2026 Closes at $27 Million

A Gulf-front home at 26 2nd Avenue South has sold for $27 million, marking the highest-priced sale of an existing residence in Old Naples in 2026. A Gulf-front triple lot traded at a higher price earlier this year, but that transaction involved land rather than a home. The seller was represented by Jordan Delaney and Ryan Frost of Premier Sotheby's International Realty's Village office. The sale ranks as Naples' fourth-highest residential transaction of 2026, trailing only three higher-priced home sales in Port Royal.

Completed in 2025, the beachfront property was designed by Humphrey-Rosal Architects and constructed by D. Garrett Construction. The residence encompasses 8,770 square feet of living space and sits on a 0.52-acre homesite with 120 feet of direct Gulf frontage. Built using full concrete construction on all levels, the home was delivered as a decorator-ready residence, providing the buyer with the opportunity to personalize the interiors while benefiting from newly completed construction and modern coastal building standards.

The home includes a Gulf-front rooftop deck exceeding 5,000 square feet with glass railings and panoramic views of the Gulf of Mexico. A private elevator services all levels of the residence, including the rooftop deck. Additional features include covered terraces overlooking the beach, a pool and spa, outdoor shower, whole-house water filtration system, generator, electric screens and shutters and garage parking for six or more vehicles.

The transaction underscores the continued strength of Naples' luxury waterfront market, where limited beachfront inventory and sustained demand continue to support significant values for premier coastal properties.
